The established centre of the belt and the deepest resale market we work in. A mix of older colonies and newer approved layouts, with the widest spread of budgets.
Sunny Enclave
One of the most actively traded plot markets in Kharar. Planned layouts, working roads and services, and enough turnover that there is usually something available.
Guru Teg Bahadur Nagar
Where our office sits, directly on the highway. Convenient access in both directions, which matters more than buyers expect on a site visit day.
Landran
Close to the college belt, so buyers here are often weighing rental demand alongside resale. Good road links toward Mohali.
Mullanpur
The gateway to New Chandigarh and the area that has moved fastest in recent years. Suits buyers with a longer horizon rather than an immediate build.
New Chandigarh
Master-planned, low-rise and generously laid out. Wide sector roads and planned green space make it the premium end of the belt.
Chandigarh–Ludhiana Highway corridor
Where the agricultural parcels and larger holdings are. Highway frontage is what drives value here, and it varies sharply over short distances.

Before you buy land in Punjab

The same handful of things decide whether a purchase goes smoothly. We check these before showing you a property, and you are welcome to check them yourself.

  1. 01

    The jamabandi and the fard

    The record of rights shows who owns the land and what share they hold. Ask for a recent fard rather than an old copy, and check the name on it matches the person selling to you. If the land is held jointly, every co-sharer has to agree to the sale.

  2. 02

    Mutation history

    Mutation, or intkaal, is how a past transfer gets recorded in the revenue record. If an earlier sale or inheritance was never mutated, the chain of ownership has a gap in it. That gap becomes your problem after you buy, not the seller's.

  3. 03

    Loans and other charges

    Land can carry a bank loan or other charge against it without that being obvious on a visit. Ask directly whether anything is outstanding, and get it cleared and recorded before the sale deed rather than after.

  4. 04

    Approval status of the colony

    A plot in an approved, licensed colony and a plot in an unapproved one look identical on the ground and are not the same purchase. Approved layouts have sanctioned roads and services and are far easier to resell or build on. Ask which authority approved the layout and ask to see it.

  5. 05

    Change of land use, for agricultural parcels

    Agricultural land cannot simply be built on. Converting it to residential or commercial use needs a CLU permission, which takes time, costs money and is not guaranteed. If a seller is pricing farmland as though conversion is a formality, treat that as a reason to slow down.

  6. 06

    Demarcation and access

    Get the plot physically demarcated so you know the boundaries are the ones on the plan, and check the width of the road actually reaching it. Narrow or disputed access is one of the most common reasons a cheap plot turns out not to be cheap.

  7. 07

    What registry costs on top

    Stamp duty and registration fees are paid on top of the agreed price, and rates depend on the property and on who it is being registered to. Ask for the full figure before you commit so the final number does not surprise you.
